What is an Airbnb concierge (property manager)?
An Airbnb concierge — also called a property manager or short-term rental manager — is a company that runs your home for you on Airbnb, Booking, Vrbo and sometimes directly. You stay the owner; they handle the operation: listing creation and optimisation, pricing, bookings, 24/7 guest communication, check-in, cleaning, linen, minor repairs, and paying out your net income.
The model industrialised after 2015: players like Hostnfly, Checkmyguest or GuestReady in France, Houst in the UK, Vacasa or Evolve in the US now manage hundreds to thousands of homes. Alongside them, thousands of small local concierges thrive — often excellent within a single city.
Concierge vs long-let vs semi-pro: what's the difference?
Classic long-term letting finds a yearly tenant for a fixed rent: little operational work, lower yield. An Airbnb concierge targets short-term rental: high turnover, income often 2–3× higher, but intense daily work (every checkout means a clean, a check, a restock). In between, the semi-pro owner runs 1–5 homes themselves and outsources only cleaning and linen.
The concierge takes on all of that work — and that's where quality shows: two concierges in the same city can post very different guest ratings depending on operational rigour.
How does a concierge actually work?
A stay, seen from the inside:
- Go-to-market: optimised photos, title and description, multi-channel distribution, sometimes a direct-booking site to avoid OTA commissions.
- Revenue management: prices move daily with demand, events, season and lead time. Good concierges run a real pricing model; the rest let Airbnb decide.
- Booking & guest: fast replies, screening, instructions, handling requests and incidents during the stay.
- Check-in / check-out: key box, smart lock or in-person greeting.
- Cleaning & linen: turnover cleaning, laundry, consumables restock, quality control (increasingly photo/AI-assisted).
- Maintenance: minor repairs, coordinating tradespeople.
- Reporting & payout: monthly statement, net income paid to the owner.
How much does an Airbnb concierge cost?
The dominant model is a commission on revenue: usually 15% to 25% of collected rent, sometimes more for high-touch in-person hospitality, less for remote co-hosting. On top, depending on the company: cleaning fees passed to the guest, an onboarding fee, or add-ons (pro photos, premium linen).
A useful rule: a concierge that lifts your revenue 20% through better pricing and occupancy easily pays for its commission. Conversely, a low commission on a mediocre operation is expensive in lost income. Compare the net income in your pocket, not just the headline percentage.
How to spot a good concierge
The signals that actually matter:
- The average guest rating across the homes it manages (Airbnb/Booking) — the ultimate judge, because it comes from real stays.
- Volume and track record: a sizeable portfolio over several years means an operation that holds up.
- Pricing transparency and reporting: clear statements, income paid on time.
- Direct-booking capability: a concierge that grows direct bookings saves you OTA commissions.
- Operational consistency: checked cleaning, restocking, responsiveness — what drives good reviews.

Google and Trustpilot reviews: why to take them with a pinch of salt
Many concierges show a flattering Google or Trustpilot score. The catch: those reviews are solicited, and often only from clients (owners or guests) who are already happy — typically those who left 5★ on Airbnb. The result is biased upward and says little about real operational quality.
The honest metric is the average guest rating across all managed homes (Airbnb + Booking): it aggregates thousands of real, unfiltered stays. That's what we surface in the directory. We still show Trustpilot / Google scores for reference — with that caveat.
Concierge or self-manage?
Self-managing maximises margin but costs significant time and genuine know-how (pricing, operations, compliance). Delegating to a concierge frees your time and professionalises the operation, at the cost of a commission. The tipping point depends on three things: number of homes, how close you live, and your tolerance for operations.
