Burgundy-Champagne: 27,669 m² converted into hotel-type accommodation, including 16,361 m² in Dijon and 7,352 m² in Beaune

The wine route is being matched by an accommodation route. Along the Dijon-Beaune-Épernay corridor, 35 approvals have converted 27,669 m² into hotel-type accommodation, for 412 rooms. A closer look at a dynamic driven by very large-scale projects.

A wine-tourism corridor taking shape on the accommodation side

Between the Climats of Burgundy and the slopes of Champagne, wine tourism generates an accommodation demand that local players are turning into permits. Since 2013, the Sitadel database has recorded 35 approved files (excluding cancelled ones) along the Dijon-Beaune-Épernay corridor, creating hotel-type accommodation (hébergement hôtelier) floor space through the conversion of existing buildings.

In total, these projects represent 27,669 m² of converted floor space and 3,996 m² of newly created floor space, for 412 rooms announced. Six further files were cancelled and are not included in these totals.

The signal is not merely historical: 11 files have been submitted or approved since 2024, proof that the dynamic remains active. For an owner or an investor, the challenge is to understand where these operations are concentrated and which types of buildings they involve. Our page dedicated to Beaune details the local context for anyone wishing to position themselves.

Dijon: the regional capital concentrates floor space and rooms

With 16,361 m² converted across just 12 files, Dijon features very large-scale projects. The city alone accounts for 264 rooms, nearly two-thirds of the corridor's volume. It is also the only one to generate significant newly created floor space (2,961 m²), reflecting mixed operations combining rehabilitation and extension.

The origins of the buildings are well balanced: 5 files from housing, 5 from offices and 1 from industry. This diversity illustrates the potential of a metropolis whose office and industrial stock is being reshaped. Recently approved examples: 32 rue Chabot-Charny (1,500 m², from housing) and 14 rue de Mayence (nearly 1,735 m², former industrial floor space). Four Dijon files relate to 2024 and beyond.

Beaune: many files, one operation that changes the scale

The capital of Burgundy wines, Beaune totals 14 files for 7,352 m² converted and 28 rooms. The number of files is the highest on the corridor, but the floor space per project is on average more modest — with one exception.

The operation at 15 rue du Château, approved on 17 June 2026, covers 4,198 m² from offices: on its own, it represents more than half of the commune's converted floor space. This is the hallmark of a market where a single structuring project can tip the statistics. Conversely, small-scale files coexist, such as the regularisation of 33 m² at the aerodrome (office origin, completed).

In terms of origins, housing dominates (9 files), ahead of offices (3) and existing hotel-type accommodation (2, i.e. renovations or extensions). Three files post-date 2024. For anyone considering buying or operating locally, our guide to letting in Beaune details the regulatory framework applicable to rentals.

Épernay: Champagne density serving rooms

On the Champagne side, Épernay records 9 files for 3,956 m² converted. Notably, the town shows 120 rooms, a markedly higher rooms-to-floor-space ratio than in Dijon. This reflects dense accommodation projects, optimised for welcoming visitors coming to discover the champagne houses.

Housing is the main source of conversion there (6 files), ahead of hotel-type accommodation (1) and offices (1). The dynamic is recent, since 4 of the 9 files post-date 2024. The example of 5 chemin des Forges (a 50 m² operation from hotel-type accommodation, completed in 2026) illustrates the small requalifications that complement the larger projects.

This Champagne configuration is a reminder that the profitability of a conversion depends not only on floor space, but on the number of operable keys. An upfront assessment helps to arbitrate between large, lightly densified floor space and a small building intensively divided up.

What these figures mean for an owner

Three lessons emerge for anyone holding property on the corridor.

  • Housing remains the leading source of conversion (20 files out of 35), ahead of offices (9) and existing hotel-type accommodation (3). A residential building or a former wine building reconverted into housing is therefore a credible resource.
  • Large floor spaces concentrate value. With an average of close to 790 m² converted per file, the corridor stands out for its large-scale projects — in Dijon and in the 15 rue du Château operation in Beaune in particular. These volumes require solid legal and technical structuring.
  • Demand is sustained and recent. Eleven files since 2024 confirm a market that is not slowing down, driven by wine tourism.

A change of destination towards hotel-type accommodation is precisely what secures year-round short-term operation, without the 120-day cap applicable to principal residences. Our page on change of destination towards hotel use details the procedure, the documents to gather and the points to watch in the local urban plan (PLU).

Methodology

The figures come from the Sitadel database (SDES, Ministry for Ecological Transition), which records planning permissions creating hotel-type accommodation floor space through the conversion of existing buildings since 2013. Only approved files (excluding cancelled ones) are counted in the totals; the 6 cancelled files on the corridor are excluded from the floor space and rooms cited. Data vintage: 2026-09. Floor space is expressed in square metres, formatted without any addition or rounding beyond display. To search for an address or a commune, consult the Agence BnB observatory.
