Consulting · Jacques Lavie
Co-founder of BnbLord in 2015 — the largest short-term rental management company in France and Portugal, with roughly 1,000 properties under management. In April 2019, BnbLord and GuestReady merged their operations: the combined group became Europe's largest Airbnb management company — where I stayed on as the group's CMO. Today I operate my own Paris apartments.
The combination is rare: most founders who exit never touch the ground again. I am still doing the pricing, the cleaning, the APIs and the campaigns — this week.

properties under management at BnbLord, across 8 French cities and Lisbon
No.1

4,000+

Acquisition
Ranking first on "conciergerie Airbnb" and "Airbnb management" — twice, with BnbLord then GuestReady. Paid ads, PR, partner programmes, backlinks. Today: a blog and 230 destination pages in 10 languages, Google and Meta campaigns, and a direct-booking funnel built to take volume back from the OTAs.
Operations
Cleaning, recruitment, linen, consumables, key handover. The unglamorous half that decides whether a portfolio scales or collapses. We run our own: agent scheduling, cargo-bike rounds, SMS dispatch, a 37-item consumables catalogue with a named supplier for each.
Revenue management
Dynamic pricing, ADR and RevPAR modelling, booking curves, cancellation policy as a yield lever. Plus the deals that pay before a guest arrives: referral partnerships, entry fees, supplier commissions.
Automation
PMS and APIs, automated message chains, review auditing, funnelling 5-star reviews to your own site, nightly market scraping. We build ours in-house rather than buy it — which is why we know exactly what the tools you are paying for actually do.
Growing your business — more mandates, or more revenue per property by operating better — lifts your commission by the same amount. Tell me what your portfolio earns you today: I will show you what that growth is worth over a year.
What you take in, all channels. A rough figure is enough.

This is not a skills list — it is what is running on my own portfolio this week, and it is where everything useful I can tell you comes from:
When I audit your business, I do not read your dashboard: I know what it hides, because I look at mine every day.
I do not advise on markets I do not operate in, and I do not sign an engagement I think will not return at least ten times its cost. If your problem is not mine, the discovery call is precisely where I tell you — and refund you.
