You describe the property via the form: city, address if possible, current use, floor area.
Us
We check the zoning, the applicable rules, the sub-destination to target, the permit track (prior declaration or building permit) and the constraints: heritage, co-ownership, ERP. A straight answer: viable or not.

You
You approve the fee, known in advance: €100 excl. VAT per m², minimum €2,500 excl. VAT — due only upon approval.
Us
We formalise the scope: exact floor area, chosen track, documents to produce, possible add-ons (fire-safety/accessibility statements, ABF heritage section) quoted before any commitment.
Included
You
You provide access and any existing documents (plans, lease, co-ownership rules where relevant).
Us
We produce everything: CERFA forms, plans, statements, visual insertion, heritage section if the property sits in a protected area. A file calibrated to what the planning officer expects — to avoid the document request that resets the clock.

You
Nothing — we keep you posted at every step of the case.
Us
Filing (online portal or counter), active follow-up of the review, responses to the planning department and to the Architecte des Bâtiments de France where relevant, through to the decision.
Fee due here — and only here
You
You cash in the value created: operate, lease to an operator or resell with the permit.

Decision or tacit non-opposition: we guide you through the statutory site notice and the clearing of the third-party appeal period. If refused: €0, and we tell you why.
