What exactly do you sell: the walls, the business, or both?

It depends on your situation: walls operated as a furnished tourist rental, commercial premises with their operation, or an entire building. We analyse the structure (asset, company, attached authorisation) and recommend the most value-creating sale format during the valuation.

How is the value estimated?

By yield: actual revenue from recent seasons, ADR and occupancy benchmarked against our database of the Paris market, operating costs, then the multiples observed on comparable transactions. You receive a substantiated range, not a number plucked out of thin air.

My property has an authorisation (change of use, commercialité, change of destination): what does that change?

A lot. An authorisation attached to the premises is a rare asset in Paris and commands a premium. It is in fact our other line of business: we obtain changes of destination to hotel-type accommodation — premises sold with their authorisation are worth significantly more.

What are your fees?

Success-only, set in the mandate according to the property and the sale format. Nothing is due until the sale completes. The confidential valuation is free and without commitment.

Does the operation continue during the sale?

Yes — and it should: a property that keeps performing sells better. If needed, our operating teams (Lavie Maison) can take over or maintain the operation during the process, and the buyer can keep them on after completion.
